What Is Under Your 1960s Cupertino Garage Slab

Cupertino garages built in the ranch-house years have usually been coated at least once already. Before a resin floor can go down, we have to find out what is up there, get it off, and read the concrete underneath. Here is what the grinder actually turns up, and why the prep decides how the finished floor holds.

Cupertino sits in the middle of a long ranch belt, streets of 1950s through 1970s homes with the occasional Eichler and a steady run of luxury rebuilds sitting on the original slabs. Those garages have had sixty years of owners, and most of them tried something on the floor at some point. So when we arrive to coat one, the first question is never what color. It is what is already down there, how many layers deep it goes, and how much of it has to come off.

Sixty Years of Coatings, Stacked

Grinding a Cupertino slab of this era is closer to reading a core sample than cleaning a floor. Four things show up over and over, and each one behaves differently under a diamond.

A previous roll-on kit from a big-box store is the most common find. It releases in sheets wherever it never really bonded, then clings hard in the spots where the concrete was porous enough to grab it. That is why one of these floors can look half stripped after a single pass and still need three more.

Porch-and-floor paint is next. It is soft, and instead of breaking away it gums up and loads the grinder segments, so the whole job slows down while we stop to clear tooling.

A forgotten sealer is the sneaky one. Somebody rolled it on decades ago, nobody remembers it, and it stays invisible until water sits on the surface rather than soaking in. It blocks a bond completely.

Tile mastic turns up when the garage was finished as a room at some point, which happened plenty around here. Old mastic smears under the heat of grinding and has to be cut off rather than sanded away.

Two Tests That Take Five Minutes

You can learn most of this yourself before anyone quotes the job. Pour a cup of water on a few different spots. If it beads up or just sits there, something is sealing the surface. If it darkens the concrete and disappears in a minute or two, the slab is open and thirsty.

Then the tape test. Press a strip of duct tape down hard, leave it a minute, and rip it up fast. If it comes back with flakes of color stuck to the adhesive, whatever is on that floor is no longer holding, and it will not hold a new floor either.

Why Almost None of It Can Stay

A resin floor is only as strong as its grip on the concrete. Coat over an old layer and you have not bonded to the slab at all, you have bonded to that layer, and you inherit everything wrong with it. If the paint underneath lets go in three years, the new floor leaves with it, and the failure looks like a coating failure even though the coating itself was fine. That is the whole reason we grind to clean concrete instead of scuffing and rolling.

Moisture Has to Be Read After Removal

Slabs poured in this era often went down over a thin vapor barrier or none at all, because the practice was not yet standard. Ground moisture can still move up through concrete decades later, and that vapor is what pushes a coating off from underneath. The frustrating part is that you cannot get an honest read while an old coating or sealer is still sitting there, because it is holding the moisture in. The real answer comes after the floor is stripped, which makes moisture a mid-job finding rather than a pre-job one.

Cracks That Are Done Moving

Most cracks in a sixty-year-old Cupertino slab did their moving a long time ago and have been sitting still ever since. Those we chase out, fill, and forget. An active crack is different, and you can usually spot one: clean bright edges where the rest of the slab is stained, or dust and grit that keeps reappearing after you sweep. A rigid filler over something still shifting just splits again along the same line, so we treat it for movement. The Mediterranean climate helps here. With no freeze-thaw cycle prying at the concrete every winter, most of these slabs settled down years ago.

Saw Cuts, Patches, the Joint Where the Garage Grew

Control joints get filled or coated over depending on how the floor will be used, and we ask how you use the bay before deciding. Patched trenches show up where a line was run for a laundry hookup or a sub-panel, and patch concrete rarely grinds or takes color the same way as the slab around it. Then there is the cold joint. Plenty of these garages were extended or bumped out over the years, and where the newer pour met the old one there is a seam that will always read as a seam. We can make it clean. We cannot make it vanish, and we say so up front.

Why We Do Not Reach for Chemical Strippers

Chemical stripping sounds easier than grinding and usually makes things worse. The solvent softens the old coating, and that slurry gets driven down into the pores of the concrete, so the surface looks bare while the contamination sits just below it. Now you are grinding anyway, deeper than you would have, to get past residue that was on top an hour earlier. Mechanical removal from the start is cleaner and faster.

Prep Is Most of the Job

Here is the honest framing. On a slab like this, the removal, the grinding, the crack work, the patching and the moisture read take up the bulk of the labor and the bulk of the cost. The resin itself is the short part at the end. A quote that skips all of that is not a bargain, it is a bill for the fun part. Can you coat over the old paint on my garage floor?

Almost never. A new resin floor bonds to whatever sits on top, so if that old paint releases in a few years your coating leaves with it. We grind it off and bond to bare concrete instead.

How do I know whether my slab has a moisture problem?

You cannot know reliably until the old coating comes off, because that layer traps moisture underneath and skews the reading. We read the bare slab partway through the job and adjust the system if it comes back wet.

Will the cracks in my garage floor come back?

A crack that finished moving years ago stays filled. One that is still active gets treated for movement instead of filled rigid. We tell you which kind you have while we are standing on the floor.

Does the seam from my garage addition still show?

A cold joint between two separate pours is permanent. We can fill and finish it so it reads clean, but it will still be a line, and we would rather say that before install day than after.
