Old Oakland Concrete Is Its Own Problem

The slabs in this city are older than most of what we work on, and that changes the first day of every job. A converted warehouse near the estuary might be sitting on concrete poured in the 1930s with no vapor barrier under it at all, sometimes over fill that was never meant to carry a finished floor. A Temescal garage under a house from the twenties might have a slab that was added later, thin, and troweled by hand. Both can take a beautiful resin floor. Neither will take one if you treat the prep like a formality.

Every floor gets diamond ground. On old industrial concrete that grind often reveals two or three previous lives, an epoxy from the eighties over a mastic over a paint, and all of it has to come off before we cut a fresh profile. We open the surface to roughly CSP 2 for a polyaspartic build or CSP 3 for a thicker epoxy so the primer bites into raw concrete instead of sitting on somebody else’s failure. Where the slab is soft or dusting, we densify before we prime.

Moisture testing matters more here than almost anywhere we work. No vapor barrier plus a water table that sits high near the flats and the waterfront means a lot of these floors push vapor constantly. We set calcium chloride kits or an in-slab relative humidity probe and read the number, then choose a primer from that number. A moisture-mitigating base under the decorative layers is routine on Oakland ground-floor work, and it is exactly the step that separates a floor still tight in a decade from one that blisters the first wet winter.

Salt Air, Marine Layer, and the Cure Window

Coastal air is kinder to a pour than Valley heat in one way and harder in another. Cool mornings off the bay stretch our working window, which is good news on a metallic floor because the pigment gets more time to move. That extra time is where the depth in a metallic comes from, the pearl feathering out and opening into cells instead of freezing halfway through the pattern. Johnny trained in Miami, in air just as damp as an Oakland morning, and that is where he learned to read a pour by how the material is behaving rather than by a clock on the wall.

The trade-off is humidity and salt. High moisture in the air can leave a hazy blush on some clear coats if you top out at the wrong hour, and salt-laden air near the port carries chloride that settles on a slab and interferes with adhesion. So we wipe down and re-solvent the surface before the clear goes on, and we schedule the topcoat for the drier part of the day rather than whenever the crew happens to get there. The polyaspartic clear is UV stable, which matters on any floor that catches direct light through a roll-up door, and it takes hot tire contact without releasing.

Cure times here run close to normal. Light foot traffic the next morning, full vehicle traffic around seventy two hours, adjusted if the marine layer refuses to lift.
