Wash-Down Floors Need a Different System Than Garages

Turlock sends us two jobs that look similar on paper and are not. A residential garage off Monte Vista or out toward Crowell Road is a dry floor that needs abrasion resistance and a finish the owner is proud of. A processing room at a dairy or a food operation off Geer Road is a wet floor that gets hosed with hot water and caustic cleaner on a daily cycle, and thermal shock from that hot water is what actually destroys coatings in those rooms. A standard epoxy in a wash-down bay will craze and let water under it inside a year.

Wet production spaces get a urethane cement system instead, laid thick, with the floor pitched to drain and the coating carried up the wall as a cove so there is no ninety degree corner collecting water and product. Drain edges get terminated into a keyed cut so the coating cannot peel back at the one place it always wants to. That is a genuinely different material and a different install than a garage floor, and quoting one when a building needs the other is how a facility ends up redoing the same room twice.

Valley Heat, Slab Moisture, and Pour Timing

Prep does not change between those two jobs. Diamond grinding takes the slab to a CSP 2 or CSP 3 profile, old coatings and sealer come off, cracks get chased and filled, and the floor gets moisture tested before primer. Turlock runs past a hundred degrees for long stretches in July and August, and slab temperature climbs higher than air temperature in a closed garage or a metal building. Resin cures faster as it gets hotter, so a working window that would be thirty minutes in spring can collapse to about ten on a Valley afternoon. That is not enough time to move metallic pigment properly or to hold a wet edge across a big floor. Johnny starts these jobs early in the morning, keeps material out of the sun until it goes down, and adjusts the mix for the temperature he is actually working in. Polyaspartic topcoats close it out with fast cure and UV stability, which gets a dairy room back into a cleaning cycle or a homeowner back to parking within a couple of days.
