Hillside Garages, Creek-Side Slabs, and What Each One Needs
Los Gatos has two very different slab problems depending on which side of town you are on. Up in the hills off Shannon Road and Kennedy Road, garages are often built into the grade with living space above them, so one or two walls are holding back dirt. Ground water works through that wall and out across the slab, and the floor never really dries. Down closer to the creek and the flats around Blossom Hill Road, the issue is age instead. Slabs poured in the fifties and sixties went down without a vapor barrier and were troweled hard, so the surface is closed and the concrete underneath is still trading moisture with the ground.
Both situations get the same starting move and different chemistry. Johnny grinds the surface open to a CSP 2 or CSP 3 profile so the resin has texture to bite, chases and fills the cracks, and then tests. On a hillside garage he is looking for lateral seepage at the wall line as much as vapor coming through the middle, and where the numbers are high the floor gets a moisture-tolerant primer before anything decorative goes down. A wine cellar or a below-grade room gets that treatment as a matter of course, because a sealed resin floor over a wet slab has nowhere to send the pressure except into the coating.
