Salt, Sand, and a Slab That Never Fully Dries Out

A garage two blocks off the water on the Westside behaves nothing like a garage in the Valley. Salt air carries chloride into open concrete, and chloride sitting in the pores of a slab will keep working at anything you put on top of it. Sand is the second problem. It rides in on boards, boots, and bike tires, and loose grit under a car tire acts like sandpaper against a soft finish. That combination is why we specify a polyaspartic topcoat on almost every coastal job here. It carries better abrasion resistance than a standard clear epoxy and it holds its color under UV without ambering.

The marine layer sets the schedule. Fog holds the relative humidity high into the late morning across Seabright and the flats near Harvey West, and a base coat rolled while the slab is still below the dew point can trap moisture at the bond line. Johnny takes a slab temperature and a dew point reading before mixing, not after. On cool overcast days he also plans for a longer cure window, because epoxy that would be walkable overnight in Hollister may want an extra shift in a damp garage near the beach.

Older Santa Cruz Slabs Need a Look First

A lot of the housing stock here is old. Victorians near the Boardwalk and post-war bungalows through the Seabright blocks sit on slabs and garage pads poured long before vapor barriers were standard, sometimes directly on sandy soil that wicks groundwater. Those floors read high on a moisture test more often than not, and the honest fix is a moisture-mitigating primer before any color goes down. We would rather add that layer than watch a beautiful metallic floor blister off a wet slab.

On the design side, Santa Cruz clients tend to want movement. Metallic pours here lean into the water, deep blues and greens with a lighter pigment worked through them while the resin is still open, so the finished floor reads like light moving under the surface rather than a flat painted color. Every one comes out different, which is the point.
