Floors That Live With Trail Grit

Everything that walks into a building near the park brings the park with it. Talus dust off the High Peaks trail, fine grit from the gravel lots, mud in February, and foxtails all summer. On a rental property that turns over three times a week, that grit is the real wear mechanism, ground under shoes into the same few square feet by the door over and over. A soft finish loses its gloss in those traffic lanes within a season and starts looking tired even though the coating itself is fine.

The answer is the topcoat, not the color. We put a polyaspartic clear over these floors because it is measurably harder against abrasion than a standard epoxy clear and it does not yellow when afternoon sun comes through a west-facing door. It also cures fast, which matters when a property has guests arriving Friday. On a flake system we can lay the base and broadcast one day and have the clear on the next, so a rental is back in service quickly instead of losing a week.

Buildings scattered through the country around the park tend to be older, and a lot of them went down straight onto native soil without a vapor barrier underneath. Through a dry September that floor reads perfectly fine. After the winter rains have soaked the hills, the same slab is pushing moisture up through the middle of the room, and any coating that was applied without accounting for it starts lifting in patches. That is why the moisture test is not a formality on a rural property, and why Johnny runs one rather than assuming.

If the numbers come back high, a moisture-mitigating primer goes down before any color does. It adds a step and it adds a little to the number, and it is the difference between a floor that lasts and one that fails in its second wet season.
