Graceada Park and the older grid

Detached garages behind historic homes, often original slabs poured decades ago with no vapor barrier under them. Those get read for moisture before a system is chosen, because an old valley slab can push more than people expect.

Postwar tract bays

The attached single and double garages across the middle of the city. Straightforward slabs, usually sound, and the most common job we do here. Most are a weekend.

Newer east-side builds

Larger attached garages on newer stock, frequently doing duty as gym or workshop as much as parking. Those take a heavier broadcast because the floor gets dragged on as well as driven on.

Ag and shop buildings

This is farm country and a lot of properties have a shop bay that sees equipment rather than cars. Different loading, different chemical exposure, different spec entirely.

What Central Valley heat does to a garage floor

Modesto summers are long and genuinely hot, and a garage slab holds that heat well past sundown. Two things follow from it. During install, the resin cures on temperature rather than the clock, so a July pour gives a fraction of the working time the datasheet promises. We start early or bring cooling rather than fighting a product that is gelling faster than we can move it.

After install, the problem is hot tire pickup. A tire that has been on Highway 99 in August comes home far hotter than the concrete, softens a weak coating, and lifts it away when the car moves. It shows up as bare patches exactly where the wheels sit, and it is the single most common failure we are called out to replace.

The topcoat is what resists that, so that is where the spend goes rather than into a thicker color layer. A polyaspartic or high-solids urethane over a properly ground and primed slab handles valley heat. A thin water-based kit from a hardware store does not survive one summer here.

Every failed garage floor we replace in this city failed the same way: the slab was never properly ground, so nothing was ever truly bonded to it.

The first day is grinding. Diamond tooling takes the surface past oil, tire marks, old sealer and whatever a previous owner rolled on, leaving open concrete the primer can key into. On an older Graceada Park garage this is most of the work. Cracks and any spalled areas get rebuilt rigid while the slab is open, because anything left soft telegraphs through and reopens.

Then primer, a full broadcast of flake to refusal so the base coat is completely covered, the excess scraped back, and two clear topcoats. Full refusal matters because a thin scatter of chip leaves base coat exposed between the pieces and that is what wears through in the traffic lanes.

One more thing specific to this city. A lot of Modesto garages have a drain in the slab, which sounds helpful and is actually a complication: the floor falls toward it, water sits longest in that low area, and the coating has to be terminated properly at the drain rather than run up to the edge and stopped. Done badly it lifts from the drain outward, and it is the first place we look on a floor somebody else installed.

Will summer heat ruin the install?

It shortens the working window rather than hurting the finished floor, provided the crew plans for it. A slab sitting hot makes resin gel considerably faster than the datasheet suggests, so we schedule Modesto summer pours early in the day or bring temporary cooling into the bay. A crew that turns up at noon in August and opens the product anyway is how a garage floor goes wrong.

What is hot tire pickup and will this stop it?

Tires heat up on the road and stay hot after you park. That heat softens a weak coating and the tire lifts it away when you next move the car, leaving bare patches where the wheels sit. A properly ground, primed and topcoated system resists it. A one-day hardware kit does not, and in this climate the difference shows inside a single summer.

My garage floor was coated before and it is peeling. Can you go over it?

No. Peeling means the bond underneath is gone, and it is gone across the floor even where it still looks attached. It comes off by grinding, then we read the slab and start properly. That is more work up front and it is the difference between a floor that lasts and one that repeats the same failure.

How long before I can park on it?

Foot traffic the next day, vehicles after about seventy-two hours. Valley heat actually helps cure times compared to a coastal job, but we would still rather tell you three days and have you back early than promise two and be wrong.

Is flake worth it over a solid color?

In a garage here, nearly always. The chip adds thickness, gives grip when a car comes in wet, and hides the tire marks and dust that a solid color shows constantly in a dry valley climate. It also means a repair blends into the pattern rather than showing as a patch.
